DSCR Loan Credit Score Requirements: What You Need to Qualify

DSCR Basics · The DSCR Resource Center Editorial Team · Updated May 2026

Credit score is one of the few borrower-specific factors that carries real weight in DSCR underwriting, even though personal income isn't documented.

Typical minimums

Many DSCR programs set a minimum credit score somewhere between 620 and 680, though this varies significantly by lender and can shift with market conditions.

Where pricing improves

Borrowers at 720+ typically see meaningfully better rate tiers, and 760+ often unlocks the top pricing tier available on a given program.

Below-minimum scenarios

Some specialty lenders in our network work with borrowers below 640, often with a larger down payment or reserve requirement to offset risk — it's not automatically a dead end.

What else matters alongside credit

Your DSCR ratio, down payment, and property type work together with credit score to determine your final rate and terms — a strong DSCR can sometimes offset a lower credit score, and vice versa.
